We understand that renting out your property, especially for the first time, can be a daunting experience and with this in mind our most important consideration is providing you, the landlord, with the best possible service and the right tenant for your property.
 
We never forget that the property is, one of your most important and valuable assets. We can confidently assure you, that by instructing us to act as your letting and management agents, your asset will be in professional and caring hands.
 
Carefully selected tenants...
Drawn from a continually updated register, all prospective tenants are thoroughly referenced and credit checked. In some cases we will also require a guarantor to offer an extra level of security.
 
Full management...
This is our inclusive service, which provides for the marketing of the property (3dlettings.co.uk, Zoopla, google, houseladder and numerous other property portals, social media and local advertising outlets) carrying out viewings, leading to the introduction and vetting of a prospective tenant. This proving satisfactory, we then go ahead and prepare the tenancy agreement and inventory, detailing the items and condtion within the various areas of the property. The tenant will then be checked in against the inventory.
 
During the tenancy we carry out periodic inspection visits. Should these bring to light any maintenance issues or problems, we will arrange for any necessary repairs to be carried out and address any other issues.
 
Collecting and processing of rental and deposit payments is also an important part of our full management service. Rental balances will be credited automatically to the landlord’s nominated bank account.
 
We will also provide you with a quarterly statement of account to enable you to complete your annual tax return with the greatest of ease.
 
Towards the end of the tenancy, we liaise with the tenant, with a view to renewing the tenancy agreement or arranging to check them out and advertise the property to let.
We will arrange for any maintenance/repair work and annual safety checks to be carried out by one of the tested, reliable, local trades people that we frequently use and as such enjoy preferential rates and priority treatment.
 
Letting only...
Our letting only services includes the marketing of the property and carrying out viewings, leading to the introduction and referencing of a prospective tenant. This proving satisfactory, we then go ahead and prepare the tenancy agreement, and if required an inventory.
 
Following this, the first month’s rent is collected and credited to the landlord's bank account, less our fee.
A deposit will also be collected from the tenant, this will be placed and securely held by the Deposit Protection Service (DPS). Managing the tenants and the tenancy, including the maintenance, safety checks and rent collection, will then become the responsibility of the landlord.
 
Insurance...
As appointed introducers for several insurance companies we are able to offer a range of insurance policies including buildings insurance, contents insurance, rent guarantee, landlords legal expenses.
